MARK YOUR CALENDARS!! THE ANNUAL HOA MEETING IS THURSDAY, OCTOBER 23RD AT 6:30pm. Homeowners will receive their info packets in late September.
Have you noticed the flags at our entrances on patriotic holidays? The
HOA sponsors the flags for a nominal donation to the North Colorado
Springs Rotary Club and Boy Scout Troop 287. The Lane Pepsi Cola Bottling
Co underwrites the entire cost, so all funds go directly to support
Rotary and BSA activities.
Clubhouse Activities:
The Ice Cream Social will be Sunday August 24 from 6:30 - 8:00 pm. RSVP by August 20 to Mary Coleman, Barb Burrough, or thru the Pinon Glen website.
Tuesday coffees are at 10am and a scrap-booking group meets the second Wednesday from 9:30 to 3:30.
Residents may reserve the Clubhouse for private functions for only $25 per day. Reservation forms are available at the Clubhouse, on the HOA web site, or from Sarah. Reservations are not confirmed until Sarah has your completed form and the $25.
Maintenance:
The summer heat, high winds and a weeklong shutdown of a part of the
sprinkler system for emergency maintenance caused some brown spots in
our grassy areas. The sprinkler system problems have been resolved.
An increased watering schedule, with some help from Mother Nature and
homeowners hand watering the driest patches, will help rejuvenate the
entire area. NOTE: HOMEOWNERS ARE NOT TO FERTILIZE LAWNS!
Driveways are being checked. Those showing the most damage will be repaired this summer.
A REMINDER: any changes to the exterior of your home, including landscaping within a fenced-in area, must be approved by the ACC.

You will soon receive a letter concerning a management change.
Annual Board Meeting will be October 24 at 6:30pm. Watch for mailings in September.
A reminder: Cleaning window wells is a home owner's responsibility.
Ice Cream Social: Sunday, August 19 from 6:30 to 8:00pm. Come visit with your neighbors. RSVP by August 15.
Pinon Valley Neighborhood Association is sponsoring Sounds of Summer, a jazz concert, on Sunday, August 26 from 3:00 to 7:30 pm at Pinon Valley Park.
Lawn Care: We are watering each section 4 to 5 times a week. We must pay for the water used, and our budget is tight. If the grass around your house is not as green as you would like, feel free to add a little more water from your garden hose. We will continue to adjust watering times to cover areas that are really getting burned. Our Kentucky bluegrass goes dormant in dry/drought conditions; so even though your lawn doesn't look great, the grass is not dead. Here is a quote from the Texas Cooperative Extension: "Where blue grass is allowed to go dormant during drought periods, as little as 1 inch of water every 2 to 3 weeks will keep the crowns alive. Then, after rainfall or significant irrigation, the grass will quickly recover. The drought resistance of Kentucky bluegrass is generally under-estimated. Bluegrass can survive several months without significant rainfall or irrigation."

Vehicle Break-ins have recently occurred in the Pinon Valley
area. In one instance, a car's windows were smashed and a back pack
stolen. Two cars in our area were broken into. Don't leave vehicles
unlocked or possessions visible on the seats/floor. Also, be sure to
keep garage doors closed.
Please remember, any changes or additions you have planned for your
home MUST be submitted in writing to the Architectural Committee
(Joan Parker) and be approved BEFORE the work can begin.
You may have noticed a strange pattern in our lawns this spring. Last
fall, an employee of the lawn care company accidentally used Round-up
spray for weed control. Round-up is a chemical for killing all plant
growth. The lawn care company will replace all damaged areas with new
sod this spring. Don't forget, the trees are starting to leaf out and
need water.
Clubhouse News:
Interested in preserving those wonderful memories?? The Scrap bookers
meet the first Wednesday of each month from 9:00am until 3:00 pm. If
you have questions, contact Mary.

training in Idaho and will eventually reside in Salt Lake City. We owe
Rich a sincere, heartfelt thank you for the many hours he devoted to
making our neighborhood a pleasant place to live.
Monthly Assessments: The monthly assessment is due on the first of each

contact Donna. Her information is provided at the HOA website, www.pinonglen.org.
Maintenance:
If you home was painted this year and you would like a quart of white

Our new Management Company is Optimum Management Co. The new property
manager is Eric Phillips (380-5555) or admin@optimummanage.com. The
following was received from Eric: "To all of the members of your fine
community, I would like to thank you for the opportunity to serve as
your new Property Manager. Having served in the military, I have always
had the 'Lets get it done' attitude, which has carried over into my
property management style. The job is not always easy and it is impossible
to satisfy everyone, but at the end of the day if an issue is resoved
for one homeowner, it has been worth every minute."
HOA Board meetings have been changed to every third Wednesday of the
month at 6:00pm in the Clubhouse.
Clubhouse News:
Coffee continues every Tuesday at 10:00am.
Scrap booking is the first Wednesday of every month from 9:30 to 3:30.
ICE CREAM SOCIAL: Sunday, August 13 from 6:30 to 8:00pm. Come visit
with your neighbors and meet Eric our new Property Manager. RSVP by
August 9 at board@pinonglen.org.
From the Architectural Committee:
A reminder, homeowners are responsible for the upkeep, and when necessary,
the replacement of exterior light fixtures, door knobs, and doorbell
switches. The ACC has pre-approved guidelines for the replacement of
these items. Exterior light fixtures may be either polished or antique
brass, 6 to 8 inches wide, and 14 to 16 inches long. Door knobs and
doorbell switches should blend with the house's exterior decor. Any
deviation from the above must be submitted in writing to the ACC for
approval.
The ACC recommends satellite dishes be installed on the roof at the
back of the house. If this is not possible, submit your request in writing
with the exact, proposed location.
All requests for building/landscape modifications must be submitted
in writing to the ACC and not to our Property Manager.
Over the next couple of weeks, our neighbor Elaine McDonald will be
photographing the area for posting on the Pinon Glen web site. She may
get close to some homes, porches, and/or garages to get the best shots.
Watch for her photos on our web site.
If you desire e-mail notifications concerning Neighborhood Watch issues
and Pinon Glen events, send an e-mail to board@pinonglen.org. Be sure
to include your name in the text of the email. Your address will only
be available to Bob, our Neighborhood Watch Captain.
The Pinon Valley Neighborhood Association will sponsor a second jazz
concert at Pinon Valley Park on August 27 at 6:00pm.
Maintenance Activity/Issues:
Many homeowners have expressed concerns over the sad state of our lawns
this spring. While the grounds maintenance company has taken several
measures (providing a peat/seed mixture on the dead areas, repaired
sprinkler valves, increased watering) to improve the situation, the
largest challenge remains the lack of rainfall. As of 6/26/06, we have
received 2.24 inches of rain since January 1, a level 71% below normal.
Hopefully Mother Nature will be more generous over the remainder of
the summer. One of the best things homeowners can do, is to provide
spot watering on areas that need it the most. This is much more efficient
than running the entire sprinkler zones for longer periods. We are watering
four times a week, a level the HOA can not sustain financially for more
than a month or two. The water cost at these levels will exceed $1000
per month. Please help with this problem!!!
Concrete Caulking: The majority of the homes in Pinon Glen have no caulk
or a poor quality caulk applied to the concrete seams and cracks. We
have been advised that keeping water from seeping under the concrete
entryways and driveways can reduce the settling issues we have experienced
in these areas. We have spent close to $10,000 on concrete replacement
and this work continues. To address this problem, we are undertaking
a large project this summer to apply caulk to the majority of concrete
seams and cracks in the development. Notes will be posted on doors when
the work is about to begin at your residence. After the caulk is applied,
boards will be taped over the seam/cracks so that you can continue to
use the driveway. Avoid contact with the caulk for at least two days
after it is applied, as it remains extremely gooey until it is cured.
Painters will be in the neighborhood to paint the trim on specific houses.
Residents will be notified when their home is to be painted.
Need your windows cleaned? Several homeowners have recommended Dan (491-0673)
as reliable and reasonable.
Window well cleaning is the homeowner's responsibility.

Neighborhood
Watch Meeting was held on September 23 in the Clubhouse. Officer
David Husted of the Colorado Springs Police Department met with Pinon
Glen homeowners to discuss personal safety and the city's Neighborhood
Watch Program. Officer Husted provided a number of tips for protecting
individuals and their property, stressing the importance of keeping
garage doors locked.
The HOA is planning to launch a Neighborhood Watch Program and Officer
Husted indicated that the requirements for obtaining Neighborhood
Watch signs for the entrances to Pinon Glen were minimal. We require
two or three individuals willing to serve as Block Captains who would
represent our development at quarterly Block Captain's meetings held
by the Police Department. Individuals interested in serving, call
Ann Harris.
The entire Pinon Glen Community would like to thank Michelle for her

GAS-POWERED OR ELECTRIC-POWERED VEHICLES COMMONLY KNOWN AS MINI BIKES,
"POCKET" BIKES, KAMIKAZE BOARDS, GO-PEDS AND STAND-UP SCOOTERS." According
to the Colorado Springs Police Department, Toy Vehicles are not allowed
on city streets. Toy Vehicles are allowed on city sidewalks provided
the rider gives pedestrians the right-of-way at all times. Toy Vehicles
must be ridden in a responsible manner and riders are required to provide
an audible signal to pedestrians before attempting to pass them on a
sidewalk. Violations should be reported to the CS Police Department
non-emergency number 444-7000.

PINON GLEN NEWSLETTER
July 2004
Prepared by J. R. Postas
SUMMER WATERING SCHEDULE: The Pinon Glen Complex is on a special
watering system for the central sprinkler system only. The sprinkler
system may be operated on Monday, Tuesday, Friday and Saturday. Individual
homeowners are restricted to watering according to the odd/even schedule.
WINDOW WELL COVERS: Interested in window well covers? Colorado
Springs Home Products (447-9020) offers Pinon Glen residents a $20 discount
per window. The ACC has pre-approved the product and recommends the
"Camel Tone" color.
MARK YOUR CALENDARS: The Annual HOA meeting is October 28.
CHECK YOUR GAS METER: Several homes have experienced shifting
and/or sinking meters. If you have a problem, contact Colorado Springs
Utility Department.
OUTSIDE LIGHTING: If you think you are having a problem with
the photocell that controls the outside garage lights, check the bulbs
first. Also, all homes were not designed the same and a few require
the inside switch be on before the photocell will work. Problems should
be reported to CMI.
REMINDER FROM APRIL NEWSLETTER: The mosquito season is upon us
and West Nile Fever has been reported in Colorado. Remove all sources
of standing water from your property. Decorative water features should
be treated with a larvicide, available at any garden center or hardware
store.
ACC REMINDER: Changes or additions to the exterior of homes must
be approved by the ACC. Submit your ACC request in writing to CMI. The
ACC meets during the 2nd week of the month; so allow sufficient time
for the request to get to CMI and forwarded to the ACC for their meeting.
The ACC will contact the homeowner with their decision.
MAINTENANCE: Reference the April Newsletter concerning garage
door maintenance--it is the inside of the doors that requires sealing.
Any good enamel or wood sealant may be used.
WINDOW CLEANER: If you don't do windows and are interested in
a good window cleaner, several of your neighbors are happy with the
service Dan provided (Phone 233-4055).

SPRING MAINTENANCE: Your HOA Board is planning an inspection
of the neighborhood to identify spring/summer maintenance projects.
Individuals interested in volunteering time and talent to help with
minor maintenance/repair projects contact Burt Burough.
NEW NEIGHBOR: Janice
COMMUNITY YARD SALE: Several homeowners are planning a multi-family
yard and moving sale for Saturday, June 12 from 8 am until noon. If
you are interested in participating and sharing advertising costs call
Ann Harris.
MOSQUITO SEASON: With the mosquito season approaching, remember
to remove all sources of standing water from your property. Decorative
water features should be treated with a larvicide, available at any
garden center or hardware store.
INSURANCE: Recently all homeowners received a letter entitled
"Rule Regarding Insurance Coverage". Questions concerning this letter
will be addressed April 15 at 6:00pm prior to the regular Board meeting.
Those unable to attend may call Ann Harris with their query.
GROUNDS MAINTENANCE: Weisburg Landscape Maintenance (WLM) has
been awarded the Pinon Glen grounds maintenance contract for 2004. We
look forward to receiving the same responsive, professional service
as that provided by WLM this past winter with snow/ice removal.
ATTENTION DOG OWNERS: Remember it is your responsibility to clean
up after your pet. The mowing season is about to start and WLM will
not mow areas where there is an accumulation of dog feces.
SUMMER WATER RESTRICTIONS go into effect on April 15. Pinon Glen
is considered a multi-dwelling complex and our watering days are Monday
and Friday. Vehicles may be washed at any time on these days, but hoses
must have a shutoff nozzle. The dry winter has been very hard on trees
and shrubs. These may be watered at any time with a bucket or hose with
an on/off nozzle. Once the sprinklers are on, residents may not water
lawns. No watering of walks drives, patios or decks except to eliminate
conditions that could pose a threat to public safety or when required
as surface preparation for application of a protective coating or painting.
MAINTENANCE: Our garage doors are made of particle board. Water
from the garage floor can be absorbed by the doors causing the material
to swell and separate, thus ruining the panels. The absorption can be
prevented by applying a wood sealant or outdoor paint. Remember--garage
door maintenance is the homeowner's responsibility!!
Board meetings are returning to the third Thursday of each month at
6:00 pm.
